June 27, 2025: Update on our ongoing projects and other miscellaneous items.  


Pool Heaters

The contractor has all materials and venting parts ready for installation. They are waiting for the permit to be issued by the City of Miami Beach. The City’s system shows a scheduled permit issuance date of June 23, 2025. As of June 27, the permit has not been issued yet.


Transfer Switch Control Panel

The transfer switch control panel was successfully installed last week. To finalize the permit, we have obtained a proposal for an engineer to prepare the revised drawings and calculations. We are waiting to obtain at least a second proposal prior to approving the engineer’s work. The board approved a proposal to connect the controls with the fire pump. Installation should occur next week


Elevator Repairs

Repairs have been completed and an inspection from the City of Miami Beach was conducted on June 16.

The City granted a one-month extension for the current violation. As soon as the controllers are connected to the fire pump, testing of the transfer switch with the elevator can be performed. Once testing is performed and is successful, the violation will be lifted


Concrete Restoration

The board met with the Attorney. TT has billed the association over $120,000 for a six-month period. The attorney advised that, from a preliminary analysis, the association owes TT around 40K. Because of such a discrepancy, the attorney advised moving forward with a new engineer since negotiation for the billing dispute can take a while.

The board has found a new engineering firm to take over the project.

The firm is called YHCE. The board is reviewing the contract with our attorney.

The attorney issued a letter to the association regarding the alleged conflict of interest and billing concerns that unnecessarily elevated to involve the Association Attorney.

Roof

Final inspection was conducted by the City on June 16 and it passed.

The roof permit and the mechanical permits are being closed.

Final inspection on June 26 did NOT pass for the mechanical permit. We are waiting to hear from the contractor what needs to be done to pass final.


Financials

The March and April financials are now available in the resident resources section. We do not have May’s financials yet


Gazebos

We have received a sample of the wood color material for the replacement of the gazebo floors. This sample will be available for review at the upcoming meeting, where we will solicit owner feedback and comments.


Management Position

The Board has hired a new manager and she will start working on July 7. Her name is Dina, her annual salary is $80,000.

The Board will organize a meeting with the unit owner to introduce the new manager.


Improvements to Common Areas

  • Carpet Cleaning is completed
  • Lobby painting: We are collecting a third proposal prior to move forward.
  • Basement pumps: The sump pumps in the basement are scheduled to be replace on June 24, 2025

Impact Windows

Impact Doors for the Gym and lobby area were delivered to AG, and the installation of the same will commence next week

as per AG notification on June 17, 2025.

The contractor is waiting for the city to issue the permit. As soon as the permit is ready, the contractor will proceed with the installation


AC common areas

We obtained a 2nd estimate and contacted a third company for the last estimate needed to make a decision

They will be discussed at the next meeting with the owners

 


Basement pumps

Two new pumps have been installed this week.
