June 6, 2025: Update on our ongoing projects and other miscellaneous items.  


Pool Heaters

The contractor has placed the order for the new pool heaters. We are currently awaiting the necessary permits. If permits are issued promptly, installation could potentially begin as early as Friday, June 6, 2025.


Transfer Switch Control Panel

The transfer switch control panel was successfully installed last week. To finalize the permit, we have obtained a proposal for an engineer to prepare the revised drawings and calculations.


Elevator Repairs

Contracts for the elevator repairs are now in place. We are currently awaiting inspections and the issuance of permits. We anticipate that cable replacement could start as early as Monday, June 9, 2025.


Concrete Restoration

We have completed Phase II of the parking garage concrete restoration, with only Phases III and IV remaining. Our association attorney is actively working to resolve billing discrepancies with Thornton Tomasetti.


Roof

We are actively working with Centimark to close out the permit. Centimark still needs to complete the scupper work on the upper-level roof. As of June 6, 2025, the board has signed and notarized all required forms and submitted them to the contractor.


Financials

The March and April financials are now available in the resident resources section.


Gazebos

We have received a sample of the wood color material for the replacement of the gazebo floors. This sample will be available for review at the upcoming meeting, where we will solicit owner feedback and comments.


Security Cameras

The security cameras located inside the elevators are currently not operational. Miami Beach and R. Brodsky (Unit 402) will meet with the camera company on June 6, 2025, to discuss suggestions and obtain approval for additional cameras necessary to enhance building security.


Management Position

Interviews for a new Property Manager are currently underway. An advertisement for the position will be placed, and owners will be informed about suitable candidates prior to any hiring decisions. To date, none of the interviewed candidates have met our qualification standards for the position.


Improvements to Common Areas

  • Pool Room Refrigerator: A new refrigerator for the Pool Room is scheduled for delivery in June 2025.
  • Sprinkler System (Planters): Repairs to the sprinkler system in the planters are currently in progress. These repairs must be completed before new plants can be installed.
  • Carpet Cleaning: Semi-annual cleaning of all carpets on the 19th floor is scheduled for mid-June 2025.
  • Lobby Paint: Painting of the lobby ceiling and all walls will commence the week of June 9, 2025. Some of this work may need to occur after 5:00 P.M. to facilitate the painters’ work and minimize disruption.
