The Board acknowledges Michael Mandell’s resignation from the Construction Committee.
In response to his allegations, we offer the following clarification:
Massi Voto and Jim Greenfield both determined that certain invoices submitted by TT contained billing errors. We sought meetings with Hector Guerra to resolve these issues; however, Mr. Guerra declined to meet with Massi Voto. It is the Board’s position that, as the client, we reserve the right to determine the appropriate representatives for such discussions. To facilitate an efficient resolution of this dispute, the Board engaged the services of our association attorneys. The billing dispute is currently being managed by Sean Sullivan, a construction attorney specializing in these matters.
It is important to emphasize that the association did not terminate TT’s engagement as a result of this invoice dispute. Rather, TT elected not to continue in its capacity as our engineer of record. This is substantiated by written correspondence from both TT and our legal counsel. We are presently in the process of selecting a new engineer of record, whose proposal is undergoing review by Sean Sullivan. Upon finalization, the new engineer will be formally introduced at an open board meeting.
City of Miami beach Violations and Transparency:
We’d like to clarify the situation regarding allegations of City of Miami Beach violations and a lack of transparency.
There are no outstanding violations related to the concrete restoration work. We do have a current violation for the elevator, which is actively being addressed and corrected.
Regarding transparency, the board is committed to keeping unit owners informed. We publish a weekly newsletter with updates and news to ensure open communication on our website and we keep the unit owners informed via email regularly.
