Dear members of the association,

First of all: violation US2021-03651 has been closed!

This is to give you an update about the ongoing projects as well as plans to commence major repairs and replacements very soon, most of them related to the 40 Year Re-certification compliance.

Balcony Waterproofing – Lines 8, 9, 10, 16, 17, 18, 19 and 20 are finished (except for a couple units pending). AG is currently completing lines 1 ,2, 3, 4, 14 and 15.
Weather permitting they will begin on lines 5,6, 7, 11 and 12 during the next few weeks.

Impact Window Installation Although we have not completed our compilation of data, my estimate, roughly, at the moment, shows over 67% of the units’ balconies either already have impact doors/windows or have placed orders to that effect. Remember, please, that anyone whose balcony is finished and needs their shutters track reinstalled, they must hire AG for that procedure and should contract them as soon as possible. Roof replacement – We are on the last phase of the signing the contract with Centimark Roofing and the roof consultant firm, DRC. They will apply for the permit immediately and, as soon as permitting gives us the green light, we will begin with the 4th floor roof.

In order to accelerate completion, the association is granting this project permission to work, non-stop Monday through Saturday from 7 AM to 5 PM. The goal is to finish in three months from start. Centimark is a national company with resources sufficient enough to reach this achievement.

Entrance Ramp and Lobby Parking Deck – After weeks of waiting for the engineers to complete the new plans for our driveway, they were delivered to the office (hard copies and digitalized) last week. At the moment we are planning with AG and their post tensioning cables subcontractor (National) about the logistics involved. We will provide advanced notice to all residents and membership about the plans and requirements pertaining this project.

Waterproofing/expansion joints replacement at basement and lobby level – This is going to be fully addressed upon completion of the parking deck repairs. Just please stay tuned for more future information.
